For Homeowners For Contractors Premier Seal Why HomeGuard About FAQ Apply to the Academy
For Gold Seal Contractors

Stop chasing bad clients.
Start earning better ones.

The HomeGuard Gold Seal is the only contractor credential in New Jersey that cannot be purchased — only earned. Pre-qualified leads. Milestone escrow. Level playing field. A standard you can be proud of.

~40%
Industry close rate on cold site visits — 6 out of 10 drive there for nothing
$8K+
Average annual bad debt for mid-volume NJ contractors — eliminated by escrow
$1,500+
Monthly time cost chasing unqualified leads at $85/hr billable equivalent

Every HomeGuard lead arrives like a mortgage pre-approval.

The homeowner already knows what the project costs. Their budget is confirmed. Realistic expectations are set before your name is ever mentioned. You show up to close — not to educate. And when a homeowner suggests they will supply the materials and only pay for your labor — HomeGuard has already addressed that. It is prohibited. The standard treats you like the licensed professional you are.

Sound Familiar?

Every frustration you have with homeowner projects — eliminated.

HomeGuard was built to structurally eliminate these pain points — not manage them.

The Frustration
You are an unpaid consultant. Three free estimates, your best thinking handed to the cheapest guy with a truck and a tape measure.
The HomeGuard Solution
HomeGuard delivers an independent estimate to the homeowner before your name is ever mentioned. The price conversation is over before you arrive. You are not competing on price — you are closing on value. The homeowner already knows what the project should cost. Your Gold Seal credential is why they chose you.
The Frustration
Homeowners are scared — of the price, the wrong contractor, the job blowing up. So they shop. And shop. And shop.
The HomeGuard Solution
The Risk Report teaches contractors to explain risk. HomeGuard removes it. Budget risk — addressed by the independent estimate. Scope risk — addressed by the written scope of work. Permit risk — Gold Seal contractors pull permits, period. Change order risk — written change orders only, no verbal agreements. By the time the homeowner meets you, the fear is gone because the unknowns are gone.
The Frustration
Wasted site visits on homeowners who are not serious or cannot afford the project
The HomeGuard Solution
Every lead is pre-scoped, budget-verified, and expectation-set before your name is mentioned. You drive there to close — not to educate. The industry close rate is 40%. HomeGuard leads arrive pre-qualified. Every homeowner who submits a project has already seen the independent estimate, confirmed the scope, and understands what quality work costs in their county.
The Frustration
Homeowner wants to supply their own materials — and it always becomes a problem
The HomeGuard Solution
Prohibited by the HomeGuard Project Standard. Every project uses contractor-managed materials procurement — no exceptions. A homeowner who says "I'll buy the materials, just charge me for labor" sounds like they are saving money. What actually happens: wrong quantities, missing items, wrong specifications, mid-project delays waiting on a Home Depot run, hidden conditions behind the wall that change the material list entirely — and disputes over who is responsible for what. No one tells a doctor or a mechanic to bring their own supplies. You are a licensed professional. The standard treats you like one.
The Frustration
Chasing final payments and dealing with bad debt year after year
The HomeGuard Solution
Funds held in escrow before work begins. Released only on verified milestone completion. You never chase a payment — the money is already there. Bad debt is structurally eliminated.
The Frustration
Competing against unlicensed operators who undercut your legitimate bid
The HomeGuard Solution
Every contractor in the network is licensed, insured, and Gold Seal certified. You never compete against Chuck in a truck on a HomeGuard project. The level playing field is enforced by the standard itself. NJ raised its contractor standards in 2024 — HomeGuard goes further still.
The Frustration
Homeowner assumes you are overcharging before you open your mouth
The HomeGuard Solution
The homeowner received an independent HomeGuard estimate before you arrived. They already know your number is fair. You start from informed trust — not suspicion. That is not a sales technique. That is a platform.
The Frustration
No neutral arbitrator when a dispute arises — lawyer up or walk away
The HomeGuard Solution
Success Institute of New Jersey — a 501(c)(3) nonprofit — is the named independent arbitrator on every HomeGuard contract. Your milestone records and daily photo logs are already filed in the portal. You are never alone in a dispute — and neither is the homeowner.
The Frustration
The same lead sold to five competitors simultaneously
The HomeGuard Solution
One contractor per project. Exclusively yours. No bidding wars. No racing to the bottom on price to win a job that barely covers your costs.
The Frustration
Nothing separates you from the bad actors who ruined homeowner trust
The HomeGuard Solution
Gold Seal on your truck and website. Earned through six weeks of training and an objective exam. Cannot be purchased. Renewed annually. The credential that signals exactly who you are.

Certification Tiers

Three outcomes. All earned. None purchased.

The state requires 70% to hand a contractor a license. HomeGuard requires 70% just to earn the entry-level credential — and 90% to earn the Gold Seal. We start where the state stops.

Retake Policy — Same Standard as NJ State Licensing

Contractors who do not meet the minimum score may retake the Academy exam after a six-month waiting period — the same standard used by NJ electrical, plumbing, and HVAC licensing boards. Contractors who earn HomeGuard Certified and want to upgrade to Gold Seal may also retake after six months. Use that time to apply what you learned. Most contractors who retake come back stronger.

The Upgrade Story

A contractor who earns HomeGuard Certified, spends six months applying what they learned, retakes the exam, and upgrades to Gold Seal — that contractor tells every other contractor in their network what happened to their lead volume. That is the credential working exactly as designed. Both tiers have a place on this platform. Only one gets exclusive matching.

What the Gold Seal Does For Your Business

The credential you earn today becomes more valuable every year.

Every benefit below is structural — built into the platform, not dependent on individual negotiation.

Pre-qualified exclusive leads

One contractor per project. No bidding wars. Pre-scoped, budget-verified, expectation-set. You show up to close.

Milestone financing in escrow

Funds held before you start. Released as work is verified. No chasing payments. No bad debt. Ever.

Level playing field enforced

Only licensed, insured, Gold Seal certified contractors in the network. No unlicensed operators. No race to the bottom.

Standard contract on every project

Written arbitration backstop with Success Institute as neutral arbitrator. Your milestone records and photo logs are already filed.

Homeowners arrive pre-educated

Every homeowner received an independent estimate before you arrived. They know your number is fair. You start from trust.

Gold Seal on your truck and website

The credential that signals you earned the standard — not paid for it. Visible proof that separates you from every competitor.

Coming 2027 — HomeGuard Preferred Supplier Network. Individual contractors cannot negotiate volume pricing with supply houses. The network can. HomeGuard negotiates volume material pricing with regional supply partners — ABC Supply, Kuiken Brothers, Lansing Building Products, and others — on behalf of every certified contractor in the network. The savings are shared three ways: a portion reduces the homeowner's project cost, a portion improves your material margin on every job, and a portion sustains the HomeGuard platform and its nonprofit mission. The credential you earn today becomes more valuable every year. Details announced to active Gold Seal members first.

How You Get Projects

Not a directory. Not a bidding war. A match.

Here is exactly how a HomeGuard project goes from homeowner submission to your phone ringing.

Step 1

Homeowner submits their project

The homeowner completes a detailed project submission — scope, location, timeline, budget. HomeGuard reviews it, prepares an independent market-rate estimate, and delivers it to the homeowner before any contractor is involved.

Step 2

HomeGuard matches the project

HomeGuard reviews the trade required, the project location, and available Gold Seal certified contractors in that category. One Gold Seal contractor is matched directly. No auction. No competitive bidding. The homeowner receives one certified recommendation.

Step 3

You receive a complete project brief

You receive a project brief through the HomeGuard portal containing the full scope of work, the independent estimate, the homeowner's confirmed budget, the project address, and the timeline. Everything you need before the first conversation.

Step 4

You contact the homeowner to close

You have 36 hours to respond through the HomeGuard portal. The homeowner already knows what the project costs and has been matched to you specifically. You are not competing. You are not educating. You are closing.

Gold Seal — Exclusive Direct Matching

When a homeowner submits a project HomeGuard matches them to one Gold Seal contractor in that trade and geography. No other contractor sees that lead. You have exclusive access. The homeowner is yours to close.

HomeGuard Certified — Directory and Referral

Certified contractors are listed in the HomeGuard directory where homeowners can find and contact you directly. You also receive referrals when no Gold Seal contractor is available in your trade or geography. Score 90%+ at your six-month retake and your matching access upgrades immediately.
